How Often Should Commercial Carpet Be Cleaned?
Commercial carpet care works best when it follows traffic patterns. A busy entrance may need attention well before a private office. Instead of giving the whole property one arbitrary interval, divide the floor into useful maintenance zones.

Map the high-use zones
Identify entrance routes, reception areas, elevator approaches, corridors and places where people queue. Outdoor grit and concentrated foot traffic can make these zones look tired sooner. Note any areas where food, beverages or rolling equipment are common.
A simple annotated floor plan is useful. It helps the property contact and cleaner agree which areas are included and which need closer inspection.
Separate routine care from periodic cleaning
Daily or regular vacuuming and prompt spot response are part of maintenance. Periodic professional work addresses soil and residue beyond that routine. One does not eliminate the need for the other.
Record who handles spills, which products are approved and when the area was last professionally cleaned. Inconsistent product use can leave residue that complicates later work.
Choose intervals from actual conditions
Traffic, carpet color, fiber, outdoor conditions and the effectiveness of routine care all influence frequency. A light-colored entrance in constant use should not automatically follow the schedule of a low-use meeting room.
Discuss a maintenance plan with your provider and review it after the first service. Avoid relying on a fixed monthly or annual rule without looking at how the property is used.
Coordinate access and reopening
Share operating hours, security procedures, parking or loading arrangements and the areas that must remain accessible. Ask about drying and whether furniture or equipment must be relocated before service.
Scheduling around operations is a conversation, not an assumed overnight availability promise. Confirm the agreed time and communicate the return-to-use guidance to staff.
Keep a useful service record
Record completed zones, treatments, drying instructions and any condition issues that remain. Compare the appearance under similar lighting when reviewing results. Mark permanent wear separately from recurring soil.
